1. Advantage Package annual fee of $395 applies, other fees may be payable. The fee savings apply for the duration of the package.
2. Advantage Package discounted fixed rates apply only to new loans greater than $150,000. Applications are subject to normal credit criteria. Terms and conditions, fees and charges apply to the individual products. Offer not available to existing fixed rate home loan customers. At the end of the fixed rate period the interest rate will convert to the applicable variable home loan rate and the prevailing Advantage Package discount will apply to that rate.
3. The comparison rate is based on a loan of $150,000 over a 25 year term. WARNING: This comparison rate is true only for the examples given and may not include all fees and charges. Different terms, fees or other loan amounts might result in a different comparison rate.
4. Redraw and repayment pause requests are subject to our approval. Fees apply.

8. Receive up to 10% off your premium when you cover both your home and contents at the same address under one policy, plus up to 20% off if you select the standard claim excess of $500. You should consider the PDS, available in branch, before deciding whether this insurance is right for you. The Bank does not guarantee payments under the policy.
9. The Rate Lock fee is 0.15% of the loan amount or $500 (whichever is higher), capped at $1000 for loans up to $2 million. For loans above $2 million, the rate lock fee is 0.15% of the loan amount. The Bank applies the prevailing Fixed Rate on the loan settlement date, unless the Rate Lock fee has been paid.

## Property offered as security must meet valuation requirements. Where the loan to valuation ratio is 80% or above, lenders mortgage insurance will be required for a fee.

Details of the offer by one or more of the Australian "Big Four" banks to be beaten by 0.01% need to be provided at time of application. Offer applies to home loan products determined by St.George Bank to be equivalent to the non St.George Bank offer and applied on or before 30th June 2013. The offer excludes refinances of existing St.George Bank home loans and corporate, institutional or government customers. Pricing will be inclusive of any other special or package discounts on offer by St.George Bank at the time you apply.

Special interest rate discounts: In addition to the conditions set out above, the following interest rate discounts are only available in Advantage Package for Standard Variable Rate Loans and Portfolio Variable Rate Loans and for the following loan amounts: Loans between $150,000 and $249,999, 0.70% p.a. discount, for loans between $250,000 and $499,999, 0.90% p.a. discount. For loans greater than $500,000, 0.95% p.a. discount will be applied. Special rate discounts include the standard Advantage Package discount of 0.70% p.a. discount and do not apply to internal refinances and are not transferrable between loans. $1000 Rebate: Rebate available on all new personal or investment home loan applications submitted between 25 October to 31 March 2013 where (i) the new loan application is for borrowings of $300,000 to purchase a property (not to refinance an existing home loan) (ii) is included in an Advantage Package (iii) settlement occurs before 28 February 2013 and (iv) the mortgage repayments with respect to the new loan are made via direct debit from the borrower’s Advantage packaged STG transaction account.

Rebate will be paid in single amount into transaction account within two months of settlement. Offer limited to one home loan application (including single or multiple applicants).
